HUD Updates Servicemembers Civil Relief Act Notice Disclosure

Financial institutions should work with your core providers to confirm the disclosure is updated to reflect the new expiration date of the SCRA Notice Disclosure.

In a recent update, the U.S. Department of Housing and Urban Development (HUD) has revised the Servicemembers Civil Relief Act (SCRA) Notice Disclosure.

This update — which was subtly included in Mortgagee Letter 2025-12 — extends the expiration date of the SCRA Notice Disclosure to March 28, 2028. While HUD did not explicitly highlight this update in the Mortgagee Letter, the revised SCRA Notice Disclosure can be accessed on HUD’s website.

Importance of the SCRA Notice Disclosure

Under 12 USC 1701x(c)(5), the SCRA Notice Disclosure is required to be provided for all mortgage loans, including conventional mortgages and HUD-insured mortgages. The prescribed notice must:

  • Be sent to all homeowners who are in default on a residential mortgage,
  • Include the toll-free Military OneSource number to call if service members or their dependents require further assistance (800-342-9647), and
  • Be made within 45 days from the date a missed payment was due, unless the homeowner pays the overdue amount before the expiration of the 45-day period.
